Know which commercial roofs are due — before the bid goes out.

Every roof replacement in Austin is filed with the city before work starts. We read fifteen years of those filings, match them to appraisal-district parcel records, and hand you the buildings whose roofs are now at the end of their life — with the address, the owner, the square footage, and the contractor who did it last time.

Why this works

A roofing permit is a closed job. A roofing permit from 2009 is an open one.

Most permit-lead services send roofing contractors roofing permits. By the time that permit exists the contract is signed — the roofer's name is on the filing because they already won the work. We do the opposite.

The city filed it

A 2009 replacement permit is proof a full roof went on that year. The roofer's own name on it makes the record more reliable, not less.

Roofs run out

Modified bitumen plans at twelve years, TPO at fifteen, built-up at eighteen. A 2009 roof is seventeen years old today. Somebody is going to replace it.
